Most real estate website designs look the same: white background, a grid of listings, a splash of blue or beige, maybe a drone video if someone splurged. That’s fine if you want to blend in. But if your clients expect more, it’s time to look at two design strategies that can make your site feel high-end and high-tech: AR and dark mode.
Using AR for real estate website designs
AR can instantly drop a new sofa into an empty living room or a finished kitchen into a slab of concrete right there on the buyer’s phone, turning an empty unit into a fully staged space. It can also allow them to point their phone at a property and see pricing, floor plans, walkability scores — whatever helps them say yes. The key is to make sure that you layer the details buyers usually have to hunt for right on top to remove friction and speed up decisions.
Selling pre-construction? AR helps you show potential buyers what the finished building will look like on the actual site. AR mockups let them hold up their phone and see the structure in scale and in context before it’s ever built.
Using dark more for real estate website designs
If your site looks like a Google Doc with photos, you’re not doing your listings any favours.
Dark mode can change that quickly. The clean contrast puts the focus on what matters: the glow of a pool at night or the texture of stone countertops. It frames your visuals like a black matte around a print to sharpen every detail buyers care about.
But of course, it only works if you do it right:
- Use deep gray (not flat black). It’s easier on the eyes and more forgiving to design against.
- Text shouldn’t be pure white. Dial it back to a soft off-white to keep the contrast calm.
- Do you use bright colours? Mute them. Your buttons shouldn’t glow like a nightclub in a luxury listing gallery.
Dark mode signals restraint when executed properly, and that’s what premium buyers respond to, especially in luxury markets.
